Guardian Homes

Build On Your Lot

You have the land. We build the home.

Most Guardian projects start with a lot the client already owns — a family parcel, a mountain acre, a riverfront slope. The home gets drawn around the land, not the other way around.

Step One

A walk on your lot, on us.

Free, no-obligation on-site visit. We look at sun exposure, soils, setbacks, neighboring sight lines, and what the lot is asking the home to be. You leave with a clearer sense of what's possible and what it will cost.

Step Two

A floor plan drawn for this lot, not pulled from a catalog.

Every Guardian home is custom. We start with a sketch session — what rooms you need, how you live, what views you care about — and our drafting team produces a plan that fits your land.

Step Three

A budget you can actually trust.

We work in plain numbers. Eastern Idaho builds typically run $160 to $200 per square foot; Driggs and Victor run $230 to $300. Your specific budget tightens up as selections are made with our team.
