Building a custom home is the largest decision most of our clients will ever make. The Guardian process is built around making it feel transparent, paced, and personal.

Pre-qualification comes first. We work with several lenders across Eastern Idaho — or your lender works too. The goal: a real budget number before we start drawing anything.

If you have land, we walk it together — at no cost or obligation. If you don't, we help find it. We work with several real estate partners across Eastern Idaho on lot search.

Custom floor plan with our drafting team. Every selection — cabinets, countertops, flooring, lighting, fixtures — made in person, with our designer, alongside our vendor partners.

12 to 14 months from foundation to final walkthrough. Real-time Buildertrend access means you see every draw, every change order, every photo from the field — as it happens.
Selections, In Person
Cabinets, countertops, flooring, lighting, fixtures, hardware — selections happen with our designer in person, alongside the same vendor partners we use on every Guardian build. KVO for countertops, Expert Floors for flooring, BJP for finish carpentry. You touch real materials, in real light, against the rest of your home's palette.
It's the difference between picking a finish from a website thumbnail and seeing it next to the floor you've already chosen — before it goes in the wall for the next thirty years.
