We build a small number of specs each year on lots we hand-pick. If one of these is the right home for you, it's faster than starting from scratch — and there's usually still time to influence selections.
Why Guardian
Anyone with a license can frame walls and hang siding. What separates a great builder from a bad one is the dozen small decisions per day that hide inside the wall, the foundation, the mechanical room — the ones a homeowner will live with for thirty years without knowing they were made.
A Foundation Decision
Original report cleared the lot. Excavation turned up softer ground. Most builders would have poured anyway and hoped. We brought the engineer back, redesigned the footings, and added two days. That home doesn't crack.
A Framing Decision
Roof was drawn under the old IRC. New code was about to drop. We re-engineered the trusses to the new spec a week before framing — costlier now, but the home won't be obsolete the day it's inspected.
A Selection Decision
Marble in a family kitchen with four kids. We pushed back, walked them through quartzite alternatives in person, and they ended up with a stone they actually like a year in. That's the real job of a selections process — not the showroom moment, the five-year moment.

Built by Owners
Guardian Homes was founded in 2007 by two builders who wanted to put their own names on every project. Curtis runs ownership and oversight; Brian leads every job in the field. There's no layer of project managers between you and the people deciding how your home gets built.
