The Clearwater is a Guardian-designed plan we keep coming back to — it sequences cleanly, the main-floor primary lays out exactly the way most families actually live, and the walkout basement is finished enough to feel like a second living space (not a leftover).
This particular Clearwater sits on a Hawks Landing lot in Ammon. Main floor is 2,333 sq ft with the master, a second bedroom, and an office. The basement adds another 1,833 finished sq ft with three more bedrooms — plus 500 sq ft of intentional unfinished space for buyers who want to add a theater, gym, or storage on their own timing.
Sequencing notes
The home is currently in active build. Reservations made before drywall can still influence cabinetry, countertop, fixture, and lighting decisions. After drywall, the major selections are locked but finish-tier upgrades (hardware, paint, etc.) may still be in play.
