The 2026 Parade build
Every couple of years, Guardian builds a showcase home — a job we’d run for ourselves if we were the buyer. The 2026 Parade Home at 3300 Lancer is that build. Five thousand four hundred square feet of conditioned space, plus a 1,400 sq ft attached shop and an indoor sports court that’s its own room — designed for the family that wants every space they care about under one roof.
What’s inside
Main floor lives like a single-level home: primary suite, guest suite, office, vaulted great room, kitchen with a full walk-in pantry, dining, mudroom. The basement is where the home opens up — three more bedrooms, a family room, a theater that doubles as a golf simulator, a dedicated gym, and the indoor sports court (1,365 sq ft, 14-foot ceilings — full half-court).
The shop is attached, drywalled, and conditioned. Eight hundred and four feet of garage on top of it.
Selections + interior design
Interior design is by Amber Horch, with design boards locking in the kitchen, great room, primary bath, mudroom, and laundry. The front entry is a custom iron door from Iron Door Works. Architectural design by Tasha Bingham (Tasha Nicole Design Studio, Sugar City).
The renderings in the gallery are the design-board interpretations — final-as-built will be close to these.
What’s still selectable
Reservations made before the next selection lock can still influence specific finish-tier decisions. The crew is happy to walk through what’s already in the wall vs. what’s still being chosen — bring your questions.
On the Parade tour
The 2026 Parade of Homes runs in the Idaho Falls / Ammon market each summer. This home will be open to the public during the tour. If you’re considering a reservation, walking the home during Parade — or before, by appointment — is the right next step.
