Building in Teton County means engineering for the climate, not pretending the climate doesn’t exist. This Hiddenwaters spec is mountain-spec from the foundation up: 100 psf snow load capacity, -20°F winter design temp, dark-sky compliant exterior lighting per Teton County ordinance, and a window-to-wall ratio dialed in for performance, not just glass count.
It’s also a home you live in, not a cabin. Primary suite on the main floor, vaulted great room with a twelve-foot four-panel sliding door to the patio, gas fireplace, office, mud-and-laundry combo. Upstairs, two more bedrooms plus a 227 sq ft vaulted bunk room and a 333 sq ft loft.

0.73 acres in the Hiddenwaters Planned Unit Development — one of the more thoughtful Victor subdivisions, with real setbacks, a CC&R structure that protects the views, and the kind of road access that doesn’t disappear in February.
Sequencing notes
Currently in active build. The cost of building in Teton runs higher than valley counties — snow engineering, sub mobilization, window package requirements all push the number — but you’re paying for an envelope that performs, not finishes that look good in photos. The selection menu still has runway: cabinets, countertops, plumbing fixtures, lighting, and paint are all in flight.
